Rustminster
Estates Ltd was established in 1988 and is now one of the largest
privately owned letting agencies for student properties in Coventry.
All properties are owned and maintained by us - we do not manage
houses for other landlords. Rustminster Estates recognises the Coventry
Accredited Property Scheme and the Warwick Accommodation Scheme,
which ensure that all tenanted properties are maintained to a high
standard.
The
tenancy offered is an ASSURED SHORTHOLD TENANCY as defined in section
20 of the Housing Act (1988 amended 1996). It is written in plain
English and is easy to read and understand.
The
contract is for 12 months starting 1st July and finishing on 30th
June the following year. No rent is charged for the months of July
and August unless tenants wish to take up occupancy of the property
during this time.
A bond is required
from each tenant as security against any unfair damage caused to
the property and it’s contents during the tenancy.
Tenants
pay their own gas, electricity and telephone bills but there are
NO CHARGES for the following:

Premier Houses
Several of our houses have recently been refurbished to a very high standard and include a washing machine. These houses are offered at an ALL INCLUSIVE PRICE (to include gas, electric and telephone charges) thus offering students an easy budget option.
We
have a good reliable team of contractors to carry out maintenance
work and pride ourselves that in 15 years we have never exceeded
24 hours to respond once a call has been received.
All
properties have current CORGI gas safety certificates and ECA fire
alarm certificates.
The houses are
fully furnished having a fitted kitchen, which includes cooker,
fridge freezer and plumbing to install a washing machine. Lounges
have a settee or armchairs, enough for each tenant, and a dining
table with chairs. All study bedrooms are furnished with a single
bed, wardrobe, dressing table or chest of drawers, desk or work
surface, chair and a bookcase or shelving. An ironing board and
vacuum cleaner are also supplied along with normal cleaning utensils.
Heating systems
are either gas fired radiator systems or electric storage heaters.
All houses have security systems and floodlights to the rear. Broadband
Internet access points are provided in every bedroom and are connected
to a broadband supplier FREE OF CHARGE.

run company managed by a chartered accountant, chartered surveyor,
solicitor and marketing director.
